If during the term of the lease, the applicable laws are amended, and the leased premises would comply with the dimensional standards for a separate conforming lot Tenant may elect to purchase the Leased Premises at a purchase price to be agreed upon. The purchase price for the Leased Premises will be based upon the costs incurred by Landlord in transferring fee ownership of the Leased Premises, including the costs of deed preparation and real estate transfer taxes, it being intended that Landlord will bear no costs in relation to such transfer.
